What Is a Commercial EPC?
A Commercial EPC rates the energy efficiency of a non-domestic building on a scale from A (most efficient) to G (least efficient). It's produced following an on-site assessment of the building's construction, heating and cooling systems, lighting, insulation and ventilation.
The certificate is lodged on the National Non-Domestic EPC Register and remains valid for 10 years, or until a new one is produced. It comes with a recommendations report setting out practical ways to improve the rating.
Our assessment covers:
- Walls, roof & windows
- Insulation levels
- Heating systems
- Cooling & controls
- Lighting type & efficiency
- Natural ventilation
- Mechanical ventilation
- Building dimensions
Why Does Your Business Need an EPC?
An EPC isn't just a marketing requirement — under MEES it decides whether you can lawfully let the building at all.
- A legal requirement before marketing a commercial property for sale or let
- Required under Minimum Energy Efficiency Standards (MEES)
- Helps identify practical, cost-effective ways to reduce energy bills
- Demonstrates environmental responsibility to tenants, buyers and investors
- Avoids penalties for marketing or letting a non-compliant property
- Supports planning for future efficiency upgrades across a portfolio
Who Needs a Commercial EPC?
Commercial Landlords
Required before letting or re-letting most non-domestic properties, and must meet MEES minimum standards.
Sellers of Commercial Property
An EPC must be made available to prospective buyers before marketing begins.
Developers
Required for newly constructed or substantially renovated commercial buildings.
Business Owners
Useful for understanding running costs and planning energy-efficiency upgrades.
Facilities and property managers also rely on EPCs to track compliance across a portfolio of managed buildings.
What Does the Assessment Include?

Walls, roof, windows and insulation levels recorded and assessed.
