An EICR (Electrical Installation Condition Report) is an inspection of your property's electrical installations to ensure they are safe. Since 1 July 2020, landlords in England are legally required to have an EICR carried out every 5 years, or at every change of tenancy, by a qualified electrician. Failure to comply can result in a fine of up to £30,000.
Landlords are legally required to have a Gas Safety Check carried out every 12 months by a Gas Safe registered engineer. You must provide a copy of the certificate to your tenants within 28 days of the check, or before a new tenancy begins.
An EPC (Energy Performance Certificate) rates the energy efficiency of a property from A (most efficient) to G (least efficient). You need one whenever you sell or rent a property. The certificate is valid for 10 years. Since April 2018, rental properties must achieve at least an E rating to be legally let.
PAT Testing (Portable Appliance Testing) checks that electrical appliances are safe to use. While it is not a strict legal requirement in the same way as an EICR, landlords have a duty of care under the Landlord and Tenant Act 1985 to ensure that electrical appliances supplied with the property are safe. We recommend annual testing for all furnished rental properties.

In most cases, certificates and reports are issued within 24 hours of the inspection being completed. We will send your certificate via email, and a hard copy can be requested upon booking.

A Fire Door Survey is an inspection of all fire doors in your property to ensure they are compliant with BS 8214 and the Regulatory Reform (Fire Safety) Order 2005. Fire doors are a critical part of your property's passive fire protection — a defective or non-compliant fire door can significantly reduce the time available for safe evacuation. Any property with fire doors — including HMOs, blocks of flats, commercial premises, and properties with communal areas — should have them regularly surveyed by a competent person. We also carry out supply and installation of compliant fire doors where required.

A Fire Risk Assessment (FRA) identifies fire hazards and people at risk in your property. Under the Regulatory Reform (Fire Safety) Order 2005, it is a legal requirement for all HMOs, converted blocks of flats, properties with communal areas, and commercial premises. Failure to comply can result in unlimited fines or prosecution.
There is no fixed legal renewal period, but your FRA should be reviewed whenever there is a significant change to the property — such as a change in layout, occupancy, or use. As best practice, we recommend reviewing it every 1–2 years. Following the assessment you will receive a written report with a prioritised action plan for any remedial works.
